What's Your Property Really Worth?

When you are thinking about selling, you are the most wanted person in real estate. Every agent wants to be the chosen agent who 'lists' your property for sale.
Thousands of sellers have learned, from bitter experience, that the price agents quote and the price they get are difference prices. This is known as the quote trap.
This explains why homeowners are often quoted different prices when they call agents in for an appraisal. In their attempt to please the seller and to increase their chance of winning the listing, agents can often be over-optimistic with their price estimate. They may also avoid quoting a price claiming, "It's too hard to price in this market."
Sellers are then faced with the dilemma of not knowing which agent's price estimate to believe.

The only agent qualified to advise a seller on the real value of a property is one who can logically prove how they arrived at the value. Real Estate agents should also have a good knowledge of the sales in their local area, and an understanding of the current market conditions and buyers' expectations.
If you were to employ an independent property valuer, they would provide an accurate value of your property. Their value would be unbiased, as they get paid whether you like the value or not. A skilled agent and a valuer will value the property on these five key factors:
- The location;
- The land size;
- The house size;
- Improvements and additions to the property;
- The age and condition of the property.
What Determines the Highest Price?
The highest price the buyer will pay is mostly determined by the skill and negotiating ability of the agent. Therefore, selecting the best agent means selecting the best negotiator. Ask the agent to give good examples of how they will negotiate with buyers. Agents who can easily demonstrate how they persuade a buyer to pay their maximum price can add thousands to your final sale price.
